<p>When they&#8217;re new, these covers can protect almost anything but eventually, they wear out. Like most things, they can be reused and repurposed when they&#8217;ve outlived their original function. Instead of throwing them away here are some creative uses for an old tarp.</p>
<p><strong>Reusing Your Tarps</strong></p>
<p>What you reuse a tarp for depends on the type of material it is made of. Poly materials are great for waterproofing applications whereas canvas is better suited to protecting items that need breathability. With a good pair of scissors and some creativity there is no limit to what you can do with an old tarp!</p>
<p><strong>Protect Smaller Items From The Elements</strong></p>
<p>Just because a tarp is damaged in one area doesn&#8217;t mean the whole thing is bad. With a little creativity, you can re-fashion the old material for use in the same application. For example, a boat cover may break down and weaken over time on the top, which is where it gets the most direct sunlight, rain, wind and snow. But the sides might still be in perfectly good shape. If so, you can easily cut the damaged parts of the tarp off and cut down the good parts to fit other applications. A boat cover may be cut down to become an engine, seat or battery cover, used to wrap up fishing gear or protect the spare tire on the trailer. Use bungee cords to hold them in place.</p>
<p>Probably one of the most common uses for tarps, old and new, is to cover the backyard woodpile to keep your firewood dry. You can take that a step further by covering up your backyard fire pit if you know you&#8217;ll be using it soon but rain is in the forecast. When a tarp wears out, check it for sections that are still in good shape, then cut them into a manageable size and use that to create a handy log carrier.</p>
<p>Protect Delicate Areas</p>
<p>Canvas offers protection from wetness but allows air to circulate through. In their prime, canvas tarps are commonly used by painters as drop cloths and to protect outside items from rusting. Once they wear out, tears, rips and holes make it harder for these tarps to remain water-resistant, but they still have plenty of functions. They can be used to protect plantings, flower beds and garden crops from early or late frosts or use them as trunk or truck bed liners if you&#8217;re going to be hauling muddy or dirty materials or want to protect the interior surface of your vehicle.</p>
<p><strong>Fun For The Kids</strong></p>
<p>You can use your old tarps in practically any situation where you need to protect or cover something, but they can be used for good old-fashioned fun too. Drape the tarp over a cord hung between two trees and make a play tent for your kids. Use it to cover up a sandbox or kiddie pool or create an awning to provide a shaded area to play. Lay it on the floor and let them sit on it during messy activities like playing with modeling clay or finger painting. Clean up will be a breeze!</p>
<p>Next time you&#8217;re faced with a worn out tarp, take a minute to think about other ways you could use it or pieces of it. You&#8217;ll be surprised by how many ways an old tarp can be repurposed. <p>In real estate, negotiation is more like art than science. Some might also consider it to be like a dance because both parties go back and forth with each other&#8230; with hopes of bringing both of them to something better, with each person achieving win-win results.</p>
<p>Then there are those who view negotiation as more of a battle with an opponent. But, in my experience this viewpoint really doesn&#8217;t set you up for <em>successful </em>negotiating. So, how about, instead of viewing your negotiating as a battle, always look at it as a process that can be beneficial to both sides. Think of it like this-when you take advantage of someone, you may have won the battle but you will most likely lose the war.</p>
<p>Negotiating can definitely be an opportunity to win&#8230; for both parties. Follow these sure-fire negotiating tips and you will successfully control your real estate (or other business) deals every time.</p>
<p><strong>Have a firm price &amp; stick to it</strong></p>
<p>Make sure you enter into every single negotiation with a firm price set in your mind. Then, work the negotiation so the person you are negotiating with is the one who first speaks about price. And, be sure you remember&#8230; your maximum allowable offer is your &#8220;strike price&#8221; and you should always start at 10% less than that.</p>
<p><strong>Think: what&#8217;s in it for the other person</strong></p>
<p>If you go into your negotiation with the mindset of&#8230; what does the other person need from this transaction, you can exceed their expectations and do well for yourself. Take for example, a student who was dealing with an elderly owner of a small multi-unit property where the owner also lived. The student asked if the seller might consider staying on in a transitional period to help him manage things. The seller needed this and therefore was happy to sell to him for less money.</p>
<p><strong>Listen 70%, talk 30% of the time</strong></p>
<p>You really can&#8217;t learn too much while you are talking. So, be sure to listen carefully. Check out this negotiation example where the buyer listened to the seller when he said he wanted to stay in the apartment he had owned for 20 years. The buyer said he could stay AND he would pay him to help him manage the property. End result&#8230; $100,000 in instant equity, low seller financing and a P&amp;S done in 2 days. The listen/talk tip paid off for both parties!</p>
<p><strong>Always ask questions</strong></p>
<p>You must ask probing and prying types of questions. This helps you gather a lot of information, which gets you prepared for any and everything that might come your way in the negotiation. As a matter of fact, it is imperative that you never enter into a negotiation unprepared. Another good reason to ask questions is so you can get the other person to really start talking to you. You obviously benefit, but the other person also becomes more comfortable with you. That is a win-win right there.</p>
<p><strong>Have options open and available</strong></p>
<p>It is beneficial to you to always have some open and available options in your pocket. For example, if you think it&#8217;s possible that seller financing could be a tax advantage to the seller, ask. That could be <em>the </em>way to get you successfully into this particular deal.</p>
<p><strong>Seek to Educate not confront</strong></p>
<p>No matter what the issue is that you are dealing with during the negotiation, try not to appear confrontational. Rather, seek a more educational approach to discussing the issue. For example, if you are working with a bank for funding and your  debt coverage ratio is off and the bank won&#8217;t fund the project, rather than arguing the point to try to convince the banker, try putting together some better numbers that bank would favorably consider, or better yet try talking through different numbers directly with the banker.</p>
<p><strong>Trade Concessions, don&#8217;t give them away</strong></p>
<p>If the other party in your negotiation asks for something that you can accommodate, provide it. But at the same time, ask for something from them. This will train the other party that every concession has a concession.</p>

Most Americans have hard water flowing through their plumbing, and it&#8217;s taking a silent, but pricey toll on their water-using appliances and pipes.</p>
<p>&#8220;If you think you&#8217;re not affected, think again: 85 percent of Americans have hard water,&#8221; says Angie Hicks, founder of Angie&#8217;s List. &#8220;Water with a high mineral count is really hard on your appliances and can take years off their useful lives.&#8221;</p>
<p>Signs your hard water is becoming a problem:<br />
• Reduction in supply of hot water from a traditional tank water heater<br />
• Clothes are dingy or unclean after going through the washer<br />
• Calcium rings or deposits in tubs, sinks and dishwasher<br />
• Shower head and faucet clogs<br />
• Spotty or unclean dishes, glasses and flatware after the dishwasher has run<br />
• Water pipe leakage</p>
<p>The good news, Hicks says, is that it&#8217;s fairly simple to determine if you have hard water and relatively inexpensive to address it. &#8220;When you consider the benefit to your appliances, it&#8217;s a smart investment,&#8221; she says.</p>
<p>Step one is to have your water analyzed, Hicks says. Some utilities and health departments offer this service, but companies that specialize in water conditioning also offer it, often free-of-charge. Because those companies have a vested interest in the outcome of such tests, consumers should consider getting at least one outside opinion.</p>
<p>Consumers have a few options when it comes to removing calcium and magnesium, the troublesome minerals that make water hard. Traditional water softeners use salt to remove those minerals. Devices that do not use salt to accomplish the same thing are often called &#8220;water conditioners&#8221; or &#8220;descalers.&#8221;</p>
<p>&#8220;A licensed plumber or water conditioning expert will give you alternatives to consider,&#8221; Hicks says. &#8220;If you feel pressured to go with one option or another, get another opinion from a company that will give you information without aggressively pushing for one method over another.&#8221;</p>
<p>Tips for buying a water softener:<br />
• Water softeners can cost range from a few hundred dollars to more than $1,000 depending on size and type. Some companies offer rental equipment for a nominal monthly charge. Installation typically runs $150 to $300.<br />
• Before you buy a water softener or conditioner, research available products and service companies. Insist on a money-back guarantee.<br />
• In most states, installation does not require a licensed plumber. At a minimum, use a company with technicians certified by the Water Quality Association.<br />
• Understand and follow the maintenance required to keep the unit operating properly.</p>

<p>I know all too well the clutter of hastily stored pots and pans jammed into &#8216;the cabinet&#8217; every time the door is opened. Almost every kitchen has one.</p>
<p>But there has to be a better, and even more appealing way, to store the variety of pots and pans a typical homeowner needs to conduct their weekly culinary exercises with relative ease. And if one has to limit themselves because of space constraints, what are some of the most essential pots and pans.</p>
<p>J. Kenji López-Alt, Chief Creative Officer at seriouseats.com, recently blogged about it, and suggests the following:</p>
<p>    All-Clad 12-inch Skillet with Lid<br />
    10-inch cast iron skillet<br />
    10-inch non-stick skillet<br />
    3-quart saucier<br />
    14-inch wok<br />
    16-quart stockpot<br />
    An enameled Dutch oven</p>
<p>Focusing on a few of his picks, López-Alt,says:</p>
<p>Whether you stir-fry or not, a wok is one of the most versatile tools in the kitchen. It&#8217;s perfect for indoor smoking, grilling, and steaming. It&#8217;s by far the best vessel for deep-frying; its wide shape and large volume make it easy to fit plenty of food in there with minimal contact and oil-use, with virtually no danger of splattering the stove-top with hot oil &#8211; or worse, overflowing.</p>
<p>He says an enamel-coated cast iron Dutch oven is the ideal vessel for slow braises and soups. In the oven, thick walls and a heavy lid make for really great low-and-slow heat transfer meaning your stews and pot roasts will come out more tender and juicy with minimal evaporation during cooking.</p>
<p>On the stovetop, the Dutch oven&#8217;s tall, wide sides make for easy and splatter-free browning of large amounts of meat and vegetables, with plenty of heat retention. And if you opt out of buying a wok, López-Alt says a Dutch oven is also great for deep-frying.</p>
<p>Finally, there&#8217;s the large skillet, what López-Alt, calls the true workhorse of the kitchen. He says it&#8217;s perfect for rapidly browning large quantities of vegetables or meat, excellent for braising and reducing sauces, and has a tight-fitting lid making it oven safe. </p>
